Redeveloping Hojel II: Transforming a Landmark in Utrecht
Hojel II, also known as De Croes, is a multi-tenant office building of approximately 18,800 m², originally built in the 1990s. Located at a vibrant junction on Croeselaan near Jaarbeursplein, it benefits from proximity to Utrecht Central Station, the Jaarbeurs, and the future Beurskwartier.
The transformation includes the addition of a dynamic atrium by covering the inner courtyard and extending the rear of the building with eight new floors, adding approximately 7,000 m² of office and commercial spaces.

By activating the ground floor along the square and establishing connections to the emerging Beurskwartier, the building will become more extroverted and accessible, integrating seamlessly with its surroundings.

The building’s facade has undergone a complete transformation, now showcasing a modern ceramic design that blends seamlessly with the stone-like materials of the surrounding architecture. The facade’s profiling introduces subtle yet engaging details, making the surface both dynamic and interactive, capturing attention from every angle.
As you step out of Utrecht Central Station onto Jaarbeursplein, this is the first building to catch your eye. The design encourages a layered experience: from afar, it commands the skyline; as you move closer, it becomes a lively feature of the urban fabric; and up close, the intricate details of the facade reveal themselves, offering a more personal connection to the building.
